This beautiful stone farmhouse has been fully restored combining tradition and technology. The traditional Tuscan construction techniques were supported by innovative materials and the choice of insulating the building, which have ensured the house energy class A. On the ground floor there are two apartments, and another one is on the first floor apartment, for a total of 350 sqm. Both floors have on the south side a bioclimatic greenhouse of 10 sqm. One of the apartments on the ground floor consists of an entrance portico with a traditional wood stove, a kitchen-dining room, a living room, a bedroom area with a double bedroom, a bathroom, an intermediate room and a closet-washer. On the first floor, entering the other apartment, we find a large hall, a study, a guest bathroom and the bedroom with a double bedroom, a bathroom with tub and shower, dressing room and utility room with washing machine. From the entrance, going down four steps, you will find the dining room, the living room with fireplace overlooking the bioclimatic greenhouse, and a large kitchen with a second window overlooking the greenhouse. Two doors give access to the garden from the kitchen and from the living room. The main feature of this apartment are the very high ceilings that follow the roof and create the two levels of the house, joined by four stone steps. In addition to main house, there is an annex of 22 sqm with a large front paved area bordered by stone walls (the old manure). The terrain of the property consists of 11 hectares, of which about 4 hectares around the house are fenced and with olive trees, fruit trees, a forest of tall trees, Mediterranean shrubs and a collection of old roses; the remaining 7 hectares are coppice. The house is 500 meters above sea level and enjoys a spectacular view from the promontory of Argentario to the island of Elba. The location, while enjoying absolute privacy, is strategic from the point of view of tourism: lying in the northern Maremma area, it has around art cities, nature and sea: Massa Marittima is just 12 km, San Galgano 20 km, Siena 40 km; Punta Ala, Cala Martina, Follonica, the Gulf of Baratti, are just a half hour drive, as the Etruscan ruins at Roselle and Populonia. All the external walls of the house are insulated with cork panels. The heating system consists of a wood boiler and a solar panel of 10 sqm, thanks which it's not needed to turn on the boiler for hot water from spring until late summer. The apartments have independent floor heating: each room is equipped with an independent thermostat. The bioclimatic greenhouse contributes to energy saving and integrates with the heating and the insulation of the house. All this ensures comfort all year round. There is also an underground tank of 30.000 liters for the recovery of rainwater, connected to a shaft that replenishes the water in the summer months when you use the system of drip irrigation.
